When was Dream House LLC founded?
Dream House LLC was established in 2021 in Willis, Texas, with a focus on luxury custom homes and high-end renovations.
Do you handle permits and HOA approvals?
Yes. We prepare and manage city and county permits, HOA and architectural review submittals and specialty approvals such as shoreline or windstorm requirements where they apply.
Can I see examples of your work?
Ask us about project references during your consultation. The images and 3D home on this preview are design concepts, not completed Dream House LLC projects.
Budget
What makes an estimate useful?
A useful estimate describes the work, selections, assumptions, and exclusions. Site conditions and decisions still to be made should be clear before you compare totals.
What if I do not have a budget yet?
Start with your priorities and what you want to change. The estimate form lets you leave the budget blank or choose Prefer to discuss.
How should I compare allowances?
Ask which products and quantities each allowance covers, and what happens when the final selection costs more or less. Compare the same scope and selections across estimates.
Permits and HOA
Who handles permits?
Discuss permit responsibility before agreeing to the work. The owner or licensed trade partners handle trade permits as applicable. Identify the relevant office and the documents needed for the actual project.
What should I gather about HOA approval?
Bring any deed restrictions, design guidelines, and prior correspondence you have. Ask your association about the proposed work before setting an ordering or construction date.
Schedule
How long will my project take?
The schedule depends on scope, plans, approvals, selections, material availability, and site conditions. Discuss those dependencies before choosing a start date.
Can I stay home during a remodel?
That depends on the rooms affected, safe access, and utility interruptions. Discuss work zones, cooking and bathroom access, pets, and any need for temporary accommodation.
What if the scope changes?
Ask for the change, its cost, and its schedule effect to be written down before the added work proceeds. Keep the agreed revision with your project documents.
Working with us
How will we communicate during the work?
Agree on a main contact, how decisions will be recorded, and when to expect updates before construction begins. Keep questions and selections in that shared conversation.
What happens at the walkthrough?
Review the agreed scope and visible details together. Record any remaining items and discuss the next steps, product information, and care instructions.
Are the images on this site completed projects?
The images labeled AI concept show design ideas. They are not photographs of completed Dream House LLC projects.
