Compare the written scope, ask for references, and use the same questions in each builder conversation before signing.

Start with the same questions

Write a short description of your proposed home or renovation and share it with each builder. Ask for a conversation about the work included, the decisions still open, and the person you would contact day to day. Keep the answers in one place.

The Texas Attorney General recommends written bids and checking customer references. Use that advice as the starting point for comparing proposals.

Make the scope easy to compare

  • Which drawings and specifications does this price cover?
  • Which materials are selected, and which amounts are allowances?
  • What work is excluded?
  • Who will coordinate the project and answer questions?
  • How will proposed changes be priced and approved?
  • What documents explain payment dates and completion expectations?

For an allowance, ask what product and installation work the amount is intended to cover. For an exclusion, ask who is expected to arrange that work. Request written clarification of any answer you intend to rely on.

Give yourself time with the paperwork

The Attorney General advises reading the complete contract, leaving no blanks, putting promises in writing, and keeping signed copies. Set aside time to review those documents before making a commitment.

Use this checklist when discussing custom home building with Dream House LLC. Bring your priorities and the questions that still need a written answer.

Questions to bring to the conversation

What should I compare besides the price?

Compare the named materials, allowances, exclusions, payment terms, and responsibility for decisions. Ask each bidder to explain any gap in the scope.

What should I ask a reference?

Ask how changes were discussed, who answered questions, and what they wish they had clarified before starting. Ask permission before requesting a visit.
